The House of Representatives early this morning passed the One Big Beautiful Bill Act that delivers significant wins for the real estate sector, reinforcing tax provisions long championed by the National Association of REALTORS®. NAR's advocacy team successfully secured its top five tax priorities in the bill, including an enhanced small business tax deduction, a strengthened state and local tax deduction, and protections for the mortgage interest deduction. The bill also makes the current lower individual tax rates permanent and increases the child tax credit, moves that could help increase homeownership access for more American families. In addition to NAR's top tax priorities, the bill includes a broad range of other NAR-supported provisions-such as enhancements to the Low-Income Housing Tax Credit, estate tax certainty, renewed Opportunity Zone incentives, and the creation of tax-advantaged child investment accounts that can be used for qualified expenses of the beneficiary such as first-time home purchases-all of which strengthen housing affordability, investment, and generational wealth. "We appreciate House leaders for taking this important step with a bill that supports hardworking families and strengthens the real estate economy. With lower tax rates, SALT relief, and new incentives for small businesses and community development, this proposal brings real benefits to everyday Americans," says Shannon McGahn, NAR executive vice president and chief advocacy officer. "While significant changes are possible as this bill moves to the Senate, NAR will stay closely engaged with lawmakers to ensure real estate remains a central focus," McGahn says. "We are committed to advocating for provisions that expand opportunity, support homeownership, strengthen communities nationwide, and put the American Dream within reach for more families." In a recent national survey commissioned by NAR, Americans expressed strong support for retaining provisions in the 2017 Tax Cuts and Jobs Act critical to the real estate economy and homeownership. Fully 76% of voters are aware of efforts to extend the Tax Cuts and Jobs Act. Among those familiar with the law, support grows significantly when specific provisions are highlighted-86% back lower income tax rates for individuals and married couples, 83% support a new 20% deduction for independent contractors and small businesses earning under $400,000, and 80% favor tax incentives aimed at spurring investment in underserved communities. The national survey of 1,000 registered voters was commissioned by NAR and conducted by Public Opinion Strategies and Hart Research April 3–6, 2025. It has a margin of error of 3.10%. Below is a summary of the provisions included in the current bill: Top Five NAR Tax Priorities Qualified Business Income Deduction (Section 199A) The bill permanently increases the QBI deduction from 20% to 23%. This deduction benefits more than 90% of NAR members, who are classified as independent contractors or small business owners. 83% of voters said they supported the 20% tax deduction for independent contractors and small businesses making less than $400,000 a year, according to NAR's national poll. State and Local Tax Deduction (SALT) The SALT deduction cap is quadrupled from $10,000 to $40,000 for households earning under $500,000. However, the bill does not eliminate the marriage penalty. Thus, whether taxpayers are single filers or married couples filing a joint return, they can deduct a maximum of $40,000 in state and local taxes. The income cap and deduction both grow 1% every year over a 10-year window. Individual Tax Rates Current individual tax rates, lowered as part of the TCJA, are made permanent and indexed for inflation, aiding taxpayers and improving affordability for prospective homebuyers. 86% of voters support the lowered income tax rates for individuals and married couples, according to NAR's national poll. Mortgage Interest Deduction (MID) The draft preserves and makes permanent the MID at its current level, maintaining a key tax benefit for homeowners and supporting housing market stability. There had been concern MID might be reduced or eliminated as a budget offset 91% of voters support maintaining tax incentives such as the mortgage interest deduction for homeowners, according to the NAR poll. Business SALT and 1031 Like-Kind Exchanges The draft bill protects Section 1031 like-kind exchanges, which are often erroneously regarded as a tax loophole. It also includes no changes for most businesses deducting state and local taxes (sometimes referred to as "Business SALT"). While the bill does provide limits in state-level business SALT workarounds for certain high-income professionals (e.g., law firms, hedge funds, consulting businesses, and other services), the provisions do not appear to impact real estate professionals. Additional Positive Tax Provisions for Real Estate Economy Low-Income Housing Tax Credit (LIHTC) Key provisions from the LIHTC Improvement Act will be included to support affordable housing development. Child Tax Credit Increased to $2,500 (2025–2028) Temporarily raises the child tax credit through 2028 and then indexes it for inflation starting in 2029. The child tax credit supports families and could help with housing affordability. Creation of Tax-Advantaged Child Investment Accounts Can be used for qualified expenses of the beneficiary such as first-time home purchases. Permanent Estate and Gift Tax Threshold Set at $15 Million (Inflation-Adjusted) Prevents a significant drop in exemption levels and supports generational wealth transfer, aligning with NAR priorities. No Top Tax-Rate Increase The proposed 39.6% top rate was removed from the bill. Restoration of "Big 3" Business Tax Provisions Full expensing of research and development (R&D) Bonus depreciation Fixes to interest expense deduction limits Immediate Expensing for Certain Industrial Structures Applies to structures used in manufacturing, refining, agriculture and related industries. No Change to Carried Interest Treatment Opportunity Zones Renewed with revised incentives to encourage targeted investment, including in rural areas. 80% of voters expressed support for tax incentives for investors to encourage economic growth and development in underserved and poorer communities, according to NAR's recent national poll.

How long have you been working in the real estate industry? I have been in real estate for seven years. How did you get into real estate? My husband is a builder, and once our children were grown, it made sense for me to sell his homes rather than hire someone else. I dove in head-first and quickly discovered how much I love it! What inspired you to join Sumner REALTORS®? I initially joined another association at my first broker’s recommendation. After switching brokerages, I moved to Sumner REALTORS® and quickly saw its convenience, enhanced training opportunities, and clearer communications. Being closer also made it easier to connect with fellow REALTORS®. What goals or metrics would you like to help Sumner REALTORS® achieve throughout the rest of 2025? I’d love to see more members get involved. Involvement builds community, fosters growth through peer learning, and creates genuine support rather than competition. Even attending a single class can open doors to new ideas and connections. What is one key lesson or insight you’ve learned over the years in this industry? Success in the real estate industry demands consistent effort. It is a service industry, and it will pay off if you're willing to invest the time and hard work. What’s one thing you’re particularly excited about this year? I’m excited for continued growth and learning. Every year feels like a blank slate. There’s nothing more thrilling than asking, “What can I make happen next?” How do you see Sumner REALTORS® making a difference in the community or industry you are in? By nurturing an ever-expanding sense of community and encouraging members to ask, “How can we do better?” Active engagement unlocks our collective potential and impact. What advice or words of encouragement would you give to someone aspiring to join the Board or take on a leadership role? Just get involved. Don’t worry about who you know or compare yourself to others. If you’re a doer, you’re needed. Even small contributions make a difference. How do you enjoy spending your time outside of work? I love being with my family. I’m a proud soccer mom, and I enjoy baking and helping my 16-year-old daughter, Lucy, with her nonprofit, Lucy's Love Blankets. She makes blankets for children who need a little extra love! What is something that most people might not know about you? I have nine amazing kids!

How long have you been working in the real estate industry? Since 2011. How did you get into real estate? When I bought a home in 2009, my REALTOR® suggested I consider real estate as a career. She thought I’d be good at it, and she is still a REALTOR®. I’ve always been in sales and customer service, and this is a great way to combine my talents and serve our local community. What inspired you to join Sumner REALTORS®? My broker at the time was a member, and since I’ve always lived in Sumner County, I wanted to get involved locally. While I wasn’t initially “inspired” to join, I knew it was the right move to stay connected with my community. Becoming involved on the Board over the last 2+ years has opened my eyes to everything they have done and continue to do. What goals or metrics would you like to help Sumner REALTORS® achieve throughout the rest of the year? I currently serve on the RPAC Committee, and one of my goals is to help this year's chair surpass last year's fundraising record. Last year, I served as the Sumner REALTORS® RPAC Committee chair, and it was the most investments we have ever had. We exceeded every measurable metric in the previous year, and much of that success is thanks to Jeff Hebb. He’s more passionate and involved than any CEO we’ve had in years past, and he truly champions RPAC’s mission. What is one key lesson or insight you’ve learned over the years in this industry? Relationships are key to success. What’s one thing you’re particularly excited about throughout the rest of this year? Helping families achieve home ownership. Also going to visit new waterfalls this summer. How do you see Sumner REALTORS® making a difference in your community or industry? They’re involved in nearly every aspect of the community, from government and local charities to schools. Their goal isn’t to disrupt but to support. Whether it's citywide initiatives or small local causes, they work to strengthen every corner of our community. What advice or words of encouragement would you give someone aspiring to join the Board or take on a leadership role? Be open-minded, and don’t be afraid to speak up. Get involved in any way you can because no matter how you serve, you can make a difference. How do you enjoy spending your time outside of work? Family always comes first. I enjoy going to church, fishing, trying local restaurants, and spending time with my kids, and they keep me busy! What is something that most people might not know about you? I grew up in Kentucky and appeared in the movie Major League when I was younger. In the scene where “Wild Thing” strikes out a kid from the Yankees, look just above the dugout, I’m in the front row wearing a gray sweatshirt.

How long have you been working in the real estate industry? I’ve been in real estate for just over 11 years. How did you get into real estate? I started out in property management. While working there, they encouraged me to get my real estate license. I ended up loving that side of the industry so much that I switched to it permanently. What inspired you to join Sumner REALTORS®? My broker at the time recommended Sumner REALTORS®, and I’ve stayed ever since. What goals or metrics would you like to help Sumner REALTORS® achieve in 2025? I’d love to see increased member involvement. Through efforts like coffee YPN Roast and Real Estate and member gatherings, we want to get everyone in the same room, collaborating and contributing. What is one key lesson or insight you’ve learned over the years in the real estate industry? No two deals are ever exactly the same. Whether you’re working with an agent who’s been in the business for decades or just a few months, staying open-minded and committed to doing the right thing is crucial. What’s one thing you’re particularly excited about in 2025? I’m excited that it’s not 2024! We made it through the spike in interest rates, the NAR settlement, and the election! I’m optimistic it’ll be a fantastic year. How do you see Sumner REALTORS® making a difference in the community or industry you are in? Sumner REALTORS® already makes a positive impact through initiatives like blood drives and gathering candy and eggs for kids for Easter. There’s potential to do even more for the community—after all, if the community is struggling, our businesses and associations suffer too. I believe we can continue improving and making a real difference. What advice or words of encouragement would you give to someone aspiring to join the Board or take on a leadership role? Simply go for it—and hold yourself true to your own convictions. Lead because it’s the right thing to do, not just because “that’s how it’s always been done.” Don’t be afraid to make a difference and propose new ideas. How do you enjoy spending your time outside of work? I have two kids, and I’m active in my church. Beyond that, I love hosting people at my house—playing games and watching movies or football together. What is something that most people might not know about you? I own a coffee farm in Uganda! I founded a nonprofit that uses proceeds from coffee farms to benefit underprivileged schools in developing countries.

The Tennessee REALTORS® Road Show kicked off this past week visiting Associations in West Tennessee! Their leadership team enjoyed visiting with members at the Central West Tennessee Association of REALTORS® and the Memphis Area Association of REALTORS® on Monday, where they heard the latest updates from their associations. They shared a presentation on our advocacy efforts, RPAC, continued educational opportunities, upcoming conferences, and networking events. On Tuesday, the team continued the Road Show and met with members and staff of Reelfoot Regional Association of REALTORS®. They also visited the Tennessee Valley Association of REALTORS® before wrapping up the West Tennessee portion of the Road Show. Next up, we will be traveling to the East Tennessee associations on April 23-25, then to Middle Tennessee associations on August 4-6. So, mark your calendars and plan to join them for an informative presentation, engaging conversations, and networking with colleagues and leadership from across the state.

Martin The Governor has signed into law legislation brought by Tennessee REALTORS® which requires a buyer engaged in wholesaling real property to disclose certain information to the seller and a subsequent purchaser. What is “wholesaling”?: The legislation defines this as a real estate transaction where a buyer enters into a contract with a seller to purchase real property and then assigns the buyer’s equitable interest in the real property to a subsequent purchaser for a higher price than the buyer paid for the real property. For buyers engaging in this activity, the following disclosures will be required: a. The nature of the buyer’s equitable interest to subsequent purchasers (letting subsequent purchasers know they are not the actual owner of the property); b. The buyer’s intent to market its equitable interest prior to the execution of the contract; and c. The effective date of any assignment of the buyer’s interest at least three business days prior to the effective date of any assignment. Why is this legislation needed? Disclosures are essential in the context of wholesaling real property to ensure that consumers—whether they are buyers or sellers—have the necessary information to make informed decisions. Real estate transactions, especially wholesaling, can attract unscrupulous practices if transparency is lacking. Requiring these disclosures will help prevent fraud or deceptive practices by ensuring that both parties are fully aware of the wholesaler’s legal standing and intent. There is a two year statute of limitations included in the bill. Tennessee REALTORS® is working on making these disclosures available in our forms library.

Will Sliger (2025 President), Chris Garrett (2025 President-Elect), Travis Close (2022 President), Hagan Stone (2020 President) and Angela Shields (CEO) joined NAR and hundreds of exhibitors at this global conference to share information about Tennessee to investors interested in our state. Will Sliger gave a presentation on our economic and business climate, transportation and infrastructure, workforce, and labor. Our team discussed opportunity zones and tax incentives and even showcased 13 shovel-ready properties in Tennessee right now!

How long have you been working in the real estate industry? I've been a REALTOR® for about seven and a half years. However, I've been involved in real estate for decades through our investment properties. When I moved to Hendersonville from Louisiana, it was the perfect opportunity to start my real estate business formally, and it also fed my desire to connect with the local community. How did you get into real estate? I grew up with a dad who renovated homes, and my husband and I have probably renovated a dozen homes ourselves. It's just something I was raised around, so it felt natural to pursue real estate. What inspired you to join Sumner REALTORS®? My broker required it, but I also see the value in having a local group of REALTORS®—mainly because of their influence in governmental affairs and their role in maintaining high professional standards in our industry. What goals or metrics would you like to help Sumner REALTORS® achieve in 2025? Professionalism is a big deal to me. We do something meaningful and valuable in people's lives, so we must handle every transaction carefully, honestly, and with excellent communication. I love to help reinforce that level of professionalism within the organization. What is one key lesson or insight you've learned over the years in this industry? I've learned several things, but one big one is that communication is key. You have to be available and open with everyone involved. Also, I don't believe in unnecessary competitiveness. You'll earn the business if you're good at what you do. I prefer to treat other REALTORS® as friends rather than competition. What's one thing you're particularly excited about in 2025? Joy. I want to focus on all the blessings around me. Even when things are challenging, I want to appreciate the privilege of doing what I do. How do you see Sumner REALTORS® making a difference in your community or industry? I believe Sumner REALTORS® has a real opportunity to educate our community on the value of working with REALTORS®, especially regarding governmental affairs. We can be a strong voice regarding zoning laws and other real estate regulations. What advice or words of encouragement would you give someone aspiring to join the Board or take on a leadership role? I've benefited from the hard work of many people who served before me. Now it's my time to give back, even though finding that time can be challenging. There are seasons in life where we receive and others where we give. Right now is my season to give. How do you enjoy spending your time outside of work? I love spending time with family and entertaining friends. Cooking is a big passion—I teach several Cajun cooking classes yearly. We cook together, then we all sit down to enjoy the meal. It's a lot of fun and a great way to connect with people. What is something that most people might not know about you? I'm a "double first cousin," meaning my mother and her sister married my father and his brother. Brothers from one family married sisters from another. We shared the same set of grandparents. It's pretty unusual.

How long have you been working in the real estate industry? I got my license in May 2019 and went full-time in January 2020. I’m now entering my sixth year in business. How did you get into real estate? In my previous job, the gentleman I worked for had some rental properties, and I helped manage those. That experience sparked my interest in real estate. After being in a corporate career for almost 18 years, I was ready for a change. I decided that my interest in real estate and being able to help others with one of the most significant purchases of their lives is where I wanted to be. What inspired you to join Sumner REALTORS®? I wanted to be part of an association in my local area rather than go elsewhere. What goals or metrics would you like to help Sumner REALTORS® achieve in 2025? As Chair of the Community Outreach Committee, I’d love to establish more precise guidelines and expectations for committee chairs. Having a defined roadmap helps the committee be more productive and effective. What is one key lesson or insight you’ve learned over the years in this industry? You have to keep learning to stay ahead of the market. Continuing education is essential to remain current on the latest trends and developments. What’s one thing you’re particularly excited about in 2025? I’m excited to continue meeting new people and building lasting relationships. Clients often become life-long friends. How do you see Sumner REALTORS® making a difference in your community or industry? One of Sumner REALTORS® core Strategic Plan pillars is giving back to the community. As REALTORS®, we care about where we live and work. Whether through events, fundraising, or volunteering, we’re committed to making a positive impact. What advice or words of encouragement would you give to someone aspiring to join the Board or take on a leadership role at Sumner REALTORS®? This is my first leadership role, and I advise staying active in the Association. Attend events, learn about Sumner REALTORS®'s purpose, and jump in when ready to lead. How do you enjoy spending your time outside of work? I spend it with my family: my husband, four daughters (all adults and married), and our three grandchildren. What is something that most people might not know about you? I’ve been very career-focused, having held only two jobs in my life. Longevity and commitment are important values to me.

I needed a job, and I did almost everything for her—so much so that I decided to go to school and get a license myself. What inspired you to join Sumner REALTORS®? I’ve always been a local girl, and I’m from Hendersonville. When I got my license, I didn’t consider any other association because Sumner REALTORS® felt like home. What goals or metrics would you like to help Sumner REALTORS® achieve in 2025? This will be my third year on the Professional Development/Education Committee , and I've seen significant improvements in our classes, instructors, and overall involvement. One of my top goals is to emphasize the importance of being a REALTOR® rather than just an agent—because that distinction truly sets us apart in our industry. What is one key lesson or insight you’ve learned over the years in this industry? Always cheer for others. There’s enough business for everyone, and comparing yourself to others only robs you of joy. What’s one thing you’re particularly excited about in 2025? I believe 2025 will be a great year. I’m starting strong for 2025. I am also very passionate about mentoring and teaching agents. I aim to create a mentor program that can help new professionals thrive. How do you see Sumner REALTORS® making a difference in the community or industry you are in? We’re active in the community through initiatives like Habitat for Humanity and The Care Cabinet. It’s not just about selling homes; it’s also about caring for and investing in our neighbors. What advice or words of encouragement would you give to someone aspiring to join the Board or take on a leadership role? Whatever you do, do it with excellence. Be mindful not to overcommit yourself—balance is crucial. You want to represent the association well but also have a business to run. How do you enjoy spending your time outside of work? I have four adult children—two sons and two daughters—and Sundays are our big family day. I cook, we go to church, and we’re all huge football fans. I also have two Goldendoodles, Zoe and Winston, who keep me on my toes. What is something that most people might not know about you? I was adopted.

How long have you been working in the real estate industry? I've been in the real estate industry since 2013. How did you get into real estate? Buying my first home sparked my interest in becoming a REALTOR®. What inspired you to join Sumner REALTORS®? I was encouraged by coworkers and members like Shellie Tucker and others who were already involved. What goals or metrics would you like to help Sumner REALTORS® achieve in 2025? Enhancing educational opportunities for REALTORS®, encouraging deeper community involvement, helping REALTORS® better demonstrate their value, and expanding the resources and tools we offer to support their careers. What is one key lesson or insight you've learned over the years in this industry? The most important lessons I've learned are the value of strong communication, the ability to collaborate effectively, and adaptability. This industry is ever-changing, and success comes from staying educated and flexible while continuously improving. What's one thing you're particularly excited about in 2025? I'm excited about the new approaches we're exploring to support REALTORS® and Affiliate Partners. It's all about creating meaningful impact—focusing on quality over quantity—while growing education and fostering stronger community connections. How do you see Sumner REALTORS® making a difference in your community or industry? I believe in giving back and addressing the diverse needs of our community. There's always an opportunity to make a meaningful impact, whether supporting local charities or raising funds for important causes. This organization should earn recognition as a dependable resource that steps up in times of need. For example, during the hurricane that hit East Tennessee, a group of us, including fellow REALTORS®, took immediate action. We went to Sam's Club, purchased four pallets of water, food, diapers, and clothing, and delivered them to Newport and Morristown. It was a team effort, demonstrating our heart and dedication to serve others when it matters most. This responsiveness and compassion reflect our organization's values and reinforce the positive impact we can have in the community and within our industry. What advice or words of encouragement would you give someone aspiring to join the Board or take on a leadership role? Be willing to participate fully and stay flexible. Time management is key to balancing your volunteer role with running your business. Leadership isn't easy, but delegating tasks and knowing your limits can help you succeed without compromising your business. How do you enjoy spending your time outside of work? As a business owner, I don't have much free time, but when I do, I love playing golf, fishing, and traveling. What is something that most people might now know about you? I have a deep passion for politics, especially at the local and state levels. I plan to continue pursuing a political career in the future, whether in county or state government.

With rapidly changing buyer preferences and abilities, there has been a lot of migration within the United States over the past few years. As seen in the chart to the right, southern states such as Florida, Texas, and the Carolinas have been big winners in these domestic migration patterns, largely led by more affordable conditions and opportunities. According to U.S. Census Bureau data, 42% of these moves were driven by housing reasons, 26% for family reasons, 16% for employment reasons, and only one percent moved due to climate-related reasons. The available Census Bureau data provides information surrounding where Americans move and in what volumes, but there is less available data surrounding why Americans move to a specific area and what drives those decisions. With this in mind, the National Association of REALTORS® Research Committee decided to conduct a survey of its members to analyze the drivers and motivators of their clients moving to different areas within the country. Throughout the report, the data is also broken down by movers to each of the four regions of the U.S. (Midwest, Northeast, South, and West) to identify any differences in drivers to different regions; regional definitions can be found in the Methodology section of the report. Here are some of the Key Findings Millions of Americans move and migrate throughout the nation, and this has been exacerbated by the surge of remote work and current affordability issues in the market. With varying priorities of America's home buyers, let's take a look at what drives individuals to move to specific areas and how that compares regionally: Migration Patterns In 2024, nearly half of all movers (46%) headed to the South, while 25% chose the West, 18% went to the Midwest, and 11% moved to the Northeast. Reasons for Moving Closer to Family (30%) The most common motivation was the desire to live near relatives and friends. Affordability (21%) Many sought more reasonably priced housing to better fit their budgets. Tax Benefits (16%) Lower tax rates—particularly in the South—played a significant role for some movers. Safety (16%) & Proximity to Work (15%) Concern for safer neighborhoods and easier commutes also factored into relocation decisions. Movement Trends In-State vs. Out-of-State While 36% of movers crossed state lines, 63% chose to stay within their own state, simply relocating to a different city or region. Returning to Familiar Places About 18% decided to move back to areas they had lived in before—a trend especially noticeable in the Midwest (24%) and the West (20%). Home Preferences Outdoor Spaces (42%) Nearly half of homebuyers were drawn to properties with appealing outdoor areas. More Space (31%) A substantial group sought larger square footage to accommodate their needs. Quiet Neighborhoods (24%) Many buyers prioritized living in areas known for peace and tranquility. Implications for Real Estate Professionals Understanding Clients’ Needs Recognizing that proximity to family, affordability, and favorable tax conditions are major motivators helps professionals refine their approach and better meet clients’ goals. Regional Knowledge Staying informed about local trends and attractions—especially those driving migration—allows agents to offer more targeted support and guidance. Highlighting Features Showcasing properties with desirable traits such as outdoor living spaces, ample square footage, and quiet neighborhoods aligns with what many buyers currently want.

 The Supreme Court of the United States (SCOTUS) recently heard an emergency appeal from the U.S. Department of Justice regarding enforcement of the Corporate Transparency Act (CTA) and the Business Ownership Information (BOI) Rule. SCOTUS sided with the government and lifted an injunction against enforcing the CTA and the BOI Rule on one case. However, a nationwide injunction issued by another court preventing enforcement of the CTA and the BOI Rule remain in place. This means reporting companies are not currently required to file beneficial ownership information reports with FinCEN. However, reporting companies may continue to voluntarily submit beneficial ownership information reports to FinCEN, while these cases work their way through the courts. The CTA is a 2021 law designed to enhance transparency and prevent the illicit use of anonymous shell companies. The CTA requires the Financial Crimes Enforcement Network (FinCEN), a bureau within the Treasury Department, to enforce the law by collecting beneficial ownership information from reporting entities and beneficial owners. In December 2024, the 5 th Circuit Court of Appeals questioned the constitutionality of the CTA and the Beneficial Ownership Information (BOI) Rule and prevented the government from enforcing the law. The Litigation on this matter continues, and the 5th Circuit will hear oral arguments on the constitutionality of the CTA on March 25, 2025. This means that as a reporting entity and company, you may voluntarily comply at this time. NAR will continue to provide additional updates and information on the law. Please find information regarding the SCOTUS decision here . For the latest updates, also please view, fincen.gov/boi . FinCEN recently issued the following impact statement: In light of a recent federal court order, reporting companies are not currently required to file beneficial ownership information with FinCEN and are not subject to liability if they fail to do so while the order remains in force. However, reporting companies may continue to voluntarily submit beneficial ownership information reports. **** On January 23, 2025, the Supreme Court granted the government's motion to stay a nationwide injunction issued by a federal judge in Texas (Texas Top Cop Shop, Inc. v. McHenry-formerly, Texas Top Cop Shop v. Garland). As a separate nationwide order issued by a different federal judge in Texas (Smith v. U.S. Department of the Treasury) still remains in place, reporting companies are not currently required to file beneficial ownership information with FinCEN despite the Supreme Court's action in Texas Top Cop Shop. Reporting companies also are not subject to liability if they fail to file this information while the Smith order remains in force. However, reporting companies may continue to voluntarily submit beneficial ownership information reports.

An update from Charlie Lee, Senior Counsel and Director or Legal Affairs Sharing an update that various plaintiffs' firms, including Ketchmark, have filed a new copy-cat class-action lawsuit against brokerages and two non-association-owned MLSs in the Western District of Missouri (the same jurisdiction as Sitzer-Burnett) this evening. The complaint challenges offers of compensation and is brought on behalf of sellers. Of course, due to the settlement, NAR is not a defendant in the case but is named extensively in the complaint. The complaint does not allege a transaction volume for all defendants. The complaint explicitly alleges that Washington Fine Properties, House of Seven Gables Real Estate, and Signature Premier Properties of Huntington have sales volume of over $2b. We are reviewing the other brokerages that are named. The named brokerages are: Washington Fine Properties House of Seven Gables Real Estate Side Signature Premier Properties of Huntington J.P. Piccinini Real Estate ("JPAR") / Cairn Real Estate Holdings / Your Castle Real Estate First Team Real Estate – Orange County The named MLSs are: Central New York Information Service Brooklyn New York MLS We are reviewing the complaint in more detail and will share updates. We are sharing this update with the Leadership Team, Executive Committee, Board of Directors, and state and local AEs.

What inspired you to join Sumner REALTORS®? I initially joined this organization because I wasn’t sure how to get involved in real estate. When I learned about the opportunities here, I knew it was the perfect place to start. I wanted to connect with REALTORS® and immerse myself in the community. This organization offers so many chances to engage in community events and meet like-minded professionals—brokers, REALTORS®, and more. It’s an incredible network filled with learning opportunities. I also empathize with the challenges many face in this industry because I experience them firsthand on both sides of the transaction. Are there specific goals or metrics you’d like to help Sumner REALTORS® achieve in 2025? My primary goal for 2025 is to maximize fundraising for the golf tournament, which is one of our organization’s largest fundraisers. It’s both nerve-wracking and exciting to take on such an important responsibility, and I’m eager to exceed Jeff’s expectations for 2025. What is one key lesson or insight you’ve learned over the years in this industry? One key lesson I’ve learned in this industry is to always remember that, at the end of the day, we’re working with people. Whether it’s buyers, sellers, or those navigating the mortgage process, they all have questions and concerns, and they think, act, eat, and sleep just like we do. I’ve found it invaluable to ask myself: How would I want to be treated in this situation? How can I show empathy and understanding? I’ve also learned the importance of being honest and reliable. Never overpromise and underdeliver—always follow through on what you say you’re going to do. What’s one thing you’re particularly excited about in 2025? I’m particularly excited about the personal growth I’ve planned for 2025. This year is all about stepping up—marketing myself more effectively, becoming a better person, and building stronger connections in both my personal and professional life. I’m currently reading The Gift of Being Yourself, which has inspired me to focus on growth as a dad, husband, and individual. By becoming more disciplined and intentional, I’m confident these improvements will ripple through my business, relationships, and overall success. How do you see Sumner REALTORS® making a difference in the community or your industry it serves? Sumner REALTORS® has provided me with incredible opportunities to explore my passions and engage in meaningful community outreach. Through initiatives like The Care Cabinet and our commitment to fundraising, Sumner REALTORS® has given me a sense of purpose and a deeper understanding of the impact we can make as an organization. It’s opened my eyes to causes and missions I may have never discovered otherwise. I’ve also gained a new appreciation for the hardworking individuals who balance contributing to the community with running their businesses. Sumner REALTORS® has introduced me to remarkable people I wouldn’t have had access to otherwise, and it’s inspiring to see the difference we can make together. What advice or words of encouragement would you give to someone aspiring to join the Board or take on a leadership role? Yes, it’s a lot of work, but it’s also incredibly rewarding and enjoyable. The work we do, especially through Sumner REALTORS®, provides a fresh perspective and a sense of purpose. It’s inspiring to see everything come together seamlessly for a shared mission. Leadership in this space isn’t just about hard work—it’s life-giving, not life-taking. It’s a chance to grow, connect with amazing people, and make a meaningful impact while genuinely enjoying the process. How do you enjoy spending your time outside of work? Outside of work, I love spending time golfing with friends—it’s one of my favorite ways to relax and unwind. I also really enjoy getting involved in coaching my kids in their sports. Watching them grow up and participate in hockey, baseball, basketball, soccer, and more is incredibly rewarding—sometimes I think I enjoy it even more than they do! Beyond coaching my own kids, I also find great joy in mentoring and coaching other children, helping them develop skills and confidence on and off the field. What is something that most people might not know about you? Something most people might not know about me is that I have an extensive bourbon collection. It’s a hobby that’s both fun and, admittedly, a little expensive! I also enjoy building and creating things. I’ve worked on projects like building our deck at home, helping others with their decks, and even crafting furniture like tables and cabinets. I love tinkering and taking on DIY challenges, from kitchen remodels to smaller woodworking projects—it’s a great way to combine creativity and hands-on work.

The National Association of REALTORS® (NAR) today announced it has engaged industry veteran Sherry Chris as an independent consultant and special advisor to NAR CEO Nykia Wright. In this role, Chris will provide strategic counsel on strengthening relationships, building trust and enhancing collaboration with brokerage leaders. “Sherry brings unmatched expertise and a unique, well-informed perspective on the real estate brokerage landscape, which will be critical as we enhance NAR’s collaboration with industry partners and drive stronger alignment across the sector,” said Wright. “Her ability to build meaningful connections and offer forward-thinking perspectives will help guide NAR’s approach to meeting the complex and varied needs of the real estate community.” Chris brings a wealth of experience and proven leadership to this new advisory position. She is an 18-year veteran of Anywhere Real Estate Inc., where she most recently served as Executive Advisor. Previously, she was the CEO of Better Homes & Gardens Real Estate (BHGRE) and ERA Real Estate and earlier as COO for Coldwell Banker Real Estate. Chris is widely regarded for her success in guiding the BHGRE and ERA brands’ strategic growth, franchise sales and marketing innovation, and mentoring new generations of real estate leaders. Under her leadership, BHGRE grew significantly across over 40 U.S. states and six countries and established a unique position as real estate’s lifestyle brand. ERA saw similar growth during Chris’ tenure, expanding its reach to 43 U.S. states and 34 countries. “Having known Sherry for nearly a decade, I know firsthand that she is well equipped to provide the kind of leadership and insight that comes from years of experience, rising the ranks from a practitioner to a branch and regional manager and finally as a leader at the helm of several major brokerages and brands – a unique perspective that speaks to the diverse needs of our members,” said Kevin Sears, President of NAR. “Her extensive leadership experience with brokerages both large and small provides her with a nuanced understanding of the challenges and opportunities across the industry. Sherry’s ability to build relationships and foster collaboration will be instrumental in strengthening connections and ensuring NAR remains a trusted partner for the entire real estate community.” In addition to her C-Suite roles, Chris has been deeply engaged with the real estate industry’s most impactful member and advocacy organizations, including NAR’s Real Estate Services Advisory Group, where she previously held the role of board Chair, and The Realty Alliance, for which she served as its first female board chair. She is also a founding corporate member of the LGBTQ+ Real Estate Alliance. She is also a member of the Asian Real Estate Association of America and a past board member of its education foundation. For her many contributions to the industry, Chris was inducted into the RISMedia Newsmakers Hall of Fame in 2021, and she is regularly recognized as one of Inman’s 100 Most Influential Real Estate Leaders.
